Choosing the right RV storage facility to purchase can raise many questions with regard to what your buying. We've outline some common and frequently asked questions (FAQ's) to help you make an informed decision when it comes to storing your RV, boat or your prized vehicles. What does storing an RV inside vs outside do to it's value?
When reselling an RV, proper indoor storage can greatly change the category a dealer or second owner classifies it as and can change the value by as much as 20%. Meaning an RV that should be worth $500,000 if stored improperly could sell for $100,000 or less.
Do I own my garage?
Yes, ownership is tenants in common, but it’s been amended to allow owners to sell their unit anytime they like (without approval from other owners), rent it, or of course enjoy it.
When will the garages be completed?
We are currently projecting a delivery date around November - December 2019
Are there monthly costs associated with my garage?
Yes, the fees are currently $175 per month per door. The monthly fees pay for landscaping, water, taxes, and electricity, facilities maintenance, insurance and common area lighting. There will be 50 kw of solar on the property to offset the electricity bill. We have also added a manual car wash where all proceeds will go back to the association to help offset expenses.
What size are the garages?
There are multiple sizes available: standard sizes are 15x50, 17x50, 22x50. The end units are slightly larger and many units can be extended to 100 ft.
Can I combine garages to make larger ones?
Yes, inquire with sales about which garages can be combined and pricing. Garages can be combined to do a “pull-through” or butt up to each other.
Are there restrictions to my garage use?
Yes, there are some restrictions. Noise levels, pollutants, fire hazards, outside storage etc. You can store RV's, cars, ATV, Dune Buggies, Boats, Go Carts, etc. Basically, if your vehicle is "fun" it is allowed in this project. You may also store household, commercial, business items. Of course, before you actually purchase a unit, a complete legal version of the CC&R's will be provided to you as required by law.
Are there dump sites on property?
Yes, there is on site RV dump.
Is there a wash bay?
Yes, there will be wash/detail services on site, we are establishing an outside company to handle these services as well as a manual car wash if you want to wash your vehicle/boat/travel trailer, utv, motorhome before storing them.
Do I pay for electricity?
Each unit does not have its own meter. There is a meter at each building and the solar will offset the electric bill. This will be part of the association dues.
How big is the driveway in between units?
The distances between buildings range from approximately 55ft to 57ft
Can I live in my unit?
No, your garage is for storage only, part of the restrictions on each unit is NO ONE may reside on property.
Can I operate a business out of my garage?
You can store business items and use the garage as storage, however, no unit may be used as a business space.
Is there financing available for my purchase?
Yes, it is with Clark County Credit Union or Mutual of Omaha Financing. You are welcome to contact your own financial institution as well.
Can I rent my unit out?
Yes, you are welcome to rent your garage out, but be aware that you are responsible for anything that your tenant does and tenants must abide by all CC&R’s.
Is there security?
The property is very secure, we have 8’ - 10’ tall fences/walls, entrance/exit with secured gates that are electronically monitored, and the property backs up to the railroad and BLM. There is also security lighting and at least 10 cameras on property. We do not have on site security as of now, but the owners may choose to add it later if they wish to pay for the expense.
Is there an onsite manager?
No, but we have a property management company who will manage the property.
Are the doors tall enough for my RV?
We designed this project to fit ANY size RV. The doors will have a clearance of over 14’.
Will I have access to my garage?
Yes, keep in mind that the property is owned by the owners of the units, it’s yours, and you can access it with your key fob anytime you need.
